This privacy policy describes how Ty Wilde Real Estate ("we," "us," or "our") collects, uses, and shares information when you visit newhomesprescott.com (the "Site").

- Preferences — budget range, timeline, community interests, and quiz responses you submit.

We automatically collect certain technical information:
- Usage data — pages visited, time on site, click patterns, and referral source via Google Analytics 4 (GA4).
- Device data — browser type, operating system, and screen size.

Third-Party Services
We use the following third-party services:
- Zoho CRM — customer relationship management (CRM) to manage inquiries and deliver form submission notifications.
- Google Tag Manager & Google Analytics 4 — website analytics (consent-gated).
- Meta Pixel & Conversions API — marketing measurement and retargeting (consent-gated).
- Vercel — hosts the site and processes server-side requests.
- Sentry — receives error telemetry from client, server, and edge runtimes.
- Cloudflare — image storage (R2 CDN) for community photography.
Marketing cookies (GA4, Meta Pixel) only activate after you provide consent via our cookie banner. If you decline, no marketing cookies are set and no tracking data is shared with these services.
Data Processing Agreements
We have entered into Data Processing Agreements (DPAs) with each processor pursuant to GDPR Article 28. These agreements require processors to handle your personal data only on our documented instructions and to implement appropriate technical and organizational security measures.

International Data Transfers
All processors listed above are headquartered in the United States. If you are located in the EEA, UK, or Switzerland, your personal data is transferred to the US under one of the following safeguards:
- EU-US Data Privacy Framework (DPF) — Google and Meta are certified under the EU-US Data Privacy Framework, which the European Commission has recognized as providing an adequate level of protection for personal data.
- Standard Contractual Clauses (SCCs)— Zoho, Vercel, Sentry, and Cloudflare rely on the European Commission's Standard Contractual Clauses (2021 version) as the transfer mechanism for data leaving the EEA.

Cookies
We use the following types of cookies:
- Essential — consent preference storage (
nhp_consent). Always active. Required to remember that you've made a cookie choice. - Analytics — Google Analytics 4 cookies (
_ga,_ga_*) to understand site usage. Requires consent. - Marketing / Attribution — Meta Pixel and Google Ads cookies for measurement and retargeting, plus our first-party attribution cookie (
nhp_attribution) which stores UTM source/medium/campaign and landing-page data for up to 90 days so leads can be attributed back to the correct marketing channel. Requires consent. Classified as Marketing/Analytics (not Strictly Necessary) because the attribution data is used for measurement and optimization, not to deliver the service you requested.
You can manage your cookie preferences at any time by clearing your browser cookies. Declining analytics and marketing cookies does not affect your ability to use the Site.
Data Retention
Specific retention periods by data category:
- CRM / contact records: retained for 7 years after last interaction to meet Arizona Department of Real Estate record-keeping requirements for licensee transaction files.
- Google Analytics 4 data: retained for up to 26 months per the GA4 property default; aggregate reports are retained indefinitely.
- Meta Pixel data:retained for 180 days per Meta's platform default.
- Attribution cookie (
nhp_attribution): expires 90 days after set. - Consent cookie (
nhp_consent): expires 1 year after set. - Server logs (Vercel / Sentry): retained for up to 30 days for security investigation and error triage.
California Residents — Categories of Personal Information Shared
In the prior 12 months we have not sold personal information for monetary consideration. We have shared the following categories of personal information with service providers and advertising partners for the business purposes described in this policy:
- Identifiers — name, email address, phone number. Shared with Zoho CRM (CRM and lead-notification email delivery).
- Commercial information — inquiry context, community or home of interest, submitted message. Shared with Zoho CRM.
- Internet or other electronic network activity — UTM parameters, referring URL, landing page, pages viewed. Shared with Google (Analytics, Ads) and Meta (Pixel) for measurement; stored in Zoho CRM for attribution.
- Inferences — persona segmentation (e.g., relocator, retiree, remote worker) derived from on-site behavior. Held in Zoho CRM only.
To exercise your CCPA rights — including the right to know what categories we've shared, the right to delete, and the right to correct — email twilde@valleypeaksrealty.com with "CCPA Request" in the subject line.
California Shine the Light (Civil Code § 1798.83)
California residents may request, once per calendar year, a list of the categories of personal information we have disclosed to third parties for their direct marketing purposes in the preceding calendar year and the names and addresses of those third parties. To make this request, email twilde@valleypeaksrealty.com with "Shine the Light Request" in the subject line. We will respond within 30 days.
Your Rights
You may:
- Request access to the personal data we hold about you.
- Request correction or deletion of your data.
- Right to data portability — request a copy of your personal data in a structured, machine-readable format (JSON or CSV). This right applies to data you provided to us and that we process by automated means on the basis of your consent or a contract.
- Opt out of marketing communications at any time.
- Withdraw cookie consent by clearing browser cookies or using Cookie Settings in the footer.

California Residents — CCPA / CPRA Notice
If you are a California resident, the California Consumer Privacy Act (CCPA), as amended by the California Privacy Rights Act (CPRA), gives you additional rights regarding your personal information.
Categories of personal information we collect:
- Identifiers — name, email address, phone number, IP address.
- Commercial information — products/communities inquired about.
- Internet or network activity — pages viewed, forms submitted, referring source.
- Geolocation data — approximate location derived from IP address.
- Inferences — home-finder quiz responses and derived preference signals.
Sources: directly from you via forms and quizzes, automatically from your browser, and from analytics and advertising partners.
Recipients with whom we share personal information: Zoho CRM, Google (GA4 / Google Ads), Meta (Meta Pixel + Conversions API), Vercel, Sentry, and Cloudflare. We do not sell personal information for money. However, sharing personal information with advertising partners (Meta, Google) for cross-context behavioral advertising may qualify as "sharing" under CPRA.
Your rights: to know, to delete, to correct, to opt out of sale/sharing, and to limit use of sensitive personal information. You will not be discriminated against for exercising any of these rights.
We do not collect sensitive personal information as defined by the CCPA/CPRA — for example, financial account credentials, Social Security numbers, precise geolocation, health records, or contents of private communications. If you have questions about what we hold, contact us.
