Where Jasper sits
Jasper is in central Prescott Valley, east of Glassford Hill and south of AZ-89A. The closest landmarks are Prescott Valley Entertainment District (5 minutes), the Yavapai Regional Medical Center PV campus (7 minutes), and Iron King Trail — the main east-west trail system connecting PV to Prescott (direct trail access from several Jasper phases).
Elevation is roughly 5,100 feet — about 200 feet lower than Prescott proper. That elevation buys you cooler summers than Phoenix (89°F average highs vs. Phoenix's 104°F), real four-season weather, and light snow a few times each winter. See About Prescott for full climate data.
Drive times: 15 minutes to downtown Prescott (Whiskey Row, Courthouse Plaza), 25 minutes to Prescott Regional Airport, 90 minutes to Phoenix Sky Harbor via I-17. All-surface-street commute to Prescott — no highway or pass.
The J Club amenity
The J Club is what makes Jasper a master-plannedcommunity rather than just a big subdivision. It's a central amenity complex shared across every Jasper sub-community — not a separate HOA, not a pay-per-use club. If you buy a home in any Jasper phase (Capstone or ECCO), you and your household have full access.
Access is included with Jasper HOA dues. Exact monthly HOA varies by sub-community and phase — Ty can confirm the current figure for whichever home you're evaluating. For comparison, non-Jasper Prescott Valley communities like Skyview don't have J Club access; Prescott communities like Granite Dells Estates have their own separate amenity package.

Capstone vs. ECCO inside Jasper
Both builders sell inside Jasper, but they target different buyers. Capstone Homes is the premium option — plans from 2,185 to 3,760 SF, starting at $794,900 for Jasper 8 and going north of $1.3M for the larger plans with RV garages and finished options. Capstone finishes lean premium: quartz counters, specialty cabinetry, larger lot sizes, and deeper customization windows if you reserve early in a phase.
ECCO Homes is the value-oriented option — plans from 1,281 to 2,693 SF, starting in the high $400s at Jasper 7 and topping out around the high $600s at Jasper 8 ECCO. ECCO finishes are well-executed but not premium: granite vs quartz, standard cabinetry, smaller lots, less customization depth. ECCO publishes three furnished decorated models at Jasper 8 ECCO, which is the best way to walk finished interiors before committing.
Price-per-square-foot comparison (approximate, active inventory): ECCO runs roughly $300–$380/SF across its Jasper plans. Capstone runs roughly $320–$420/SF. The overlap in the middle is where most buyers decide — 2,200 SF at ECCO Jasper 8 vs. 2,185 SF at Capstone Jasper 8 is a ~$100K price difference with meaningful finish and customization trade-offs.
Customization:Capstone offers substantial pre-drywall change windows on reservations — optional bedrooms, study-to-bedroom conversions, gourmet kitchen packages, RV garage add-ons. ECCO's customization is more constrained; options packages rather than blank-sheet structural changes.

Who Jasper fits
Jasper is a feature match more than a demographic match. The typical Jasper buyer falls into one of four product-fit patterns:
- Single-story preference.Most Jasper plans — especially across the ECCO phases — are single-story or single-story-plus-bonus. If you're downsizing from a 3-story house and want stairs out of the equation, Jasper has more single-level inventory than most Prescott-area communities.
- Amenity-forward.The J Club does a lot of the lifestyle heavy-lifting. You don't have to join a separate gym, drive across town for pickleball, or pay for a pool club. For buyers who prefer the amenity bundled into HOA dues rather than built into their backyard, Jasper pencils out.
- Trail-access buyers. Iron King Trail runs nearby. Several Jasper phases have direct or near-direct trail access. If daily walks, bike rides, or dog-walking on established trails matters to you, Jasper delivers more than most standalone subdivisions.
- Remote workers who want community.Community fiber internet is included in the J Club infrastructure. Several Jasper plans include flex rooms or dedicated studies. If you're trading a California, Oregon, or Washington home office for Prescott Valley, Jasper accommodates the workflow without sacrificing the community feel of a master-planned development.
